Description / Position Overview

Large-scale development projects break down when approvals stall, consultants miss deadlines, architects lose momentum, and nobody aggressively owns coordination across the moving parts.

This role exists to prevent that.

We are hiring a Project Manager to drive execution across major ground-up multifamily developments ranging from 250 to 1,500 units.

This is an office-based ownership role focused on approvals, coordination, timelines, filings, consultants, architects, and agency progression — not field construction supervision.

The right person knows how to push projects forward aggressively, identify execution gaps early, and create accountability across architects, engineers, expediters, municipalities, and internal stakeholders.

This role requires someone who can manage complexity, maintain urgency, and keep multiple major projects progressing simultaneously inside a fast-moving development environment.

Responsibilities

Project Execution & Timeline Ownership

• Own progression of ground-up development projects through planning, approvals, and pre-construction
• Drive execution speed and eliminate preventable project stagnation
• Maintain accountability across all project stakeholders and external partners
• Identify bottlenecks early and force resolution before timelines are impacted
• Ensure multiple projects continue advancing simultaneously without coordination breakdowns

Architect & Consultant Management

• Manage architects, engineers, expediters, consultants, and attorneys across active developments
• Hold external teams accountable to timelines, submissions, revisions, and deliverables
• Push coordination between disciplines to reduce rework and approval delays
• Escalate execution risks quickly when momentum slows

Permitting, Approvals & Agency Coordination

• Own coordination tied to permits, zoning, filings, approvals, and compliance requirements
• Manage communication and progression with municipalities and regulatory agencies
• Ensure submissions, revisions, and documentation remain accurate and on schedule
• Navigate complex approval processes across large-scale development projects

Operational Visibility & Accountability

• Track milestones, dependencies, approvals, and execution risks across projects
• Create visibility into project progression for leadership
• Build structure around follow-through, accountability, and coordination
• Operate with urgency in a high-volume development environment

Requirements

• Experience managing coordination for ground-up real estate development projects
• Experience supporting large-scale multifamily or mixed-use developments
• Strong office-side project management or development coordination background
• Experience managing architects, consultants, approvals, filings, and permitting workflows
• Strong understanding of development timelines, dependencies, and pre-construction execution
• Ability to manage multiple high-complexity projects simultaneously
• Strong escalation instincts and follow-through
• Ability to push external partners while maintaining professionalism and organization
